Business Strategy
Mainstreet’s business strategy is comprised of two primary objectives: to acquire properties that demonstrate strong cash flow potential, and to develop healthcare properties that fill the needs of an underserved geographic market or industry niche. As we continue to grow, we will diversify our real estate portfolio by operator, facility type and reimbursement source. We will invest in, acquire and develop additional senior care facilities and/or healthcare assets across a wider spectrum, and broaden our investments to include college housing, apartment buildings and build-to-suit properties and complexes. We are also diversifying to build a portfolio of brands that provide investors with strong earnings.

Acquisitions
In most instances, once ownership of a property has been acquired, Mainstreet’s investment strategy is to Triple-Net lease the facility to an operating company, which gives the company control over the property they occupy without the capital commitment of ownership. The operating company is then responsible for insurance, property taxes, utilities, maintenance and capital improvement expenses. A benefit to both entities, this arrangement helps operating companies free up their corporate funds for business expansion and improvement, and relieves Mainstreet from day-to-day facility management concerns.
